SP Setia To Launch 900 Affordable Housing Units

PETALING JAYA: SP Setia’s Setia Eco Templer development, which is expected to launch its first phase in two weeks, will be building approximately 900 affordable housing units starting at the later part of this year. The units will be priced from RM42,000 to RM250,000.

The master plan of Setia Eco Templer has a gross development value (GDV) of RM2bil. It features English, Balinese or Peranakan-themed architectural designs, and will take approximately seven years to complete from the launch date.

The project includes linked villas, semi-detached homes, bungalows and affordable apartments supported by a palatial clubhouse, which features an Olympic-sized swimming pool, gymnasium, ballroom, function room, F&B outlets and more.

The first phase of the project has a GDV of RM400mil and features English-themed architectural designs.

It has a total of 234 units, including two-storey linked villas with built-ups of 2,394 sq ft, 2,626 sq ft and 2,965 sq ft, two-storey semi-detached homes with built-ups of 3,492 sq ft and 3,482 sq ft, two-storey bungalows with a built-up of 4,214 sq ft, as well as Rumah Selangorku affordable homes.

The construction of the first phase is targeted to commence in June 2016.

The linked villas will be priced from RM900,000, the bungalows up to over RM2mil.

SP Setia president and chief executive officer Datuk Khor Chap Jen said a new interchange connecting directly to Jalan Ipoh will be built to enhance the connectivity and convenience for the purchasers.
“The interchange, costing about RM25mil, shall be completed upon vacant possession of the first phase,” he added during the signing ceremony of banking facilities with AmBank for Setia Eco Templer on April 25.

There are also plans to upgrade Jalan Anak Bukit Taken to create a cycling path and walkway to promote a healthier lifestyle for the residents.

Besides a RM315mil banking facility for the development of the township, AmBank has also granted a RM200mil working capital term loan to SP Setia.

AmBank Group chief executive officer Datuk Sulaiman Mohd Tahir said this mixed township is one of the prominent and biggest eco-themed projects in the Klang Valley to be launched this year.

“Homebuyers interested in purchasing units at Setia Eco Templer through AmBank will receive special home loan packages with competitive rates and favourable terms from Ambank, and there are also special packages on Fire and Contractors’ All-Risk insurance,” he added.

Setia Eco Templer at Rawang is situated nearby the natural tropical rainforest of Templer Rainforest Reserve and Kanching Rainforest Reserve. It is located about 23km from Kuala Lumpur.
